That’s not a scare tactic. It’s what we see again and again — floors that buckle, gap, or creak within months of installation, not because the product was defective, but because the prep work was skipped or rushed.

This guide covers the full process of engineered hardwood flooring installation and maintenance — from subfloor preparation to long-term care and common repairs. Whether you’re a homeowner planning your first install or a contractor sourcing floors for multiple projects, the fundamentals are the same.


Before You Install Engineered Hardwood Flooring

Subfloor Preparation — The Step That Determines Everything

Your floor is only as good as what’s underneath it.

Before anything else, check three things:

Flatness. The subfloor must be flat to within 3mm over 1.8 metres (or 3/16″ over 10 feet). High spots cause hollow sounds and loose boards. Low spots put stress on the locking profile. Use a long straightedge and mark problem areas before you open a single box.

Moisture content. This is where most installations go wrong. Industry data consistently shows that more than 70% of hardwood flooring failures are moisture-related — whether from subfloor vapor, poor acclimation, or uncontrolled indoor humidity. For a wood subfloor, the moisture content (MC) should be below 12%. For a concrete slab, test with an in-situ RH probe — you’re looking for under 75% relative humidity. If you skip this test and the slab is still curing, moisture will migrate upward and damage the floor from below. No underlayment will fully stop it.

Structural integrity. Walk the subfloor. Any bounce, squeak, or flex needs to be fixed now. Once the new floor goes down, these problems become your problems — permanently.

If you’re installing over concrete in Europe or North America, a moisture barrier is non-negotiable. Even a “dry” slab releases vapour.


Acclimation — The Step Everyone Gets Wrong

Here’s the most common mistake: people leave the boxes in the room for 48 hours and call it done.

That’s not acclimation. That’s waiting.

Acclimation is about moisture equilibrium — the point at which the wood’s moisture content matches the environment it will live in. Time alone doesn’t tell you when that’s happened. A moisture meter does.

The target: The MC of your flooring should be within 2% of the subfloor’s MC. For wide-plank boards (over 75mm / 3″), keep that margin tight.

What “ready” looks like:

  • Room climate-controlled to normal living conditions: 18–24°C (65–75°F), 35–55% relative humidity
  • HVAC has been running for at least 5 days before delivery
  • Moisture readings between planks and subfloor are within 2%

How to do it right:

  1. Bring the boxes into the installation room — not the garage, not the hallway
  2. Open the boxes and cut the plastic wrapping to allow airflow
  3. Stack boards with spacers between layers, or lay them flat with gaps between planks
  4. Measure MC every 24 hours until readings stabilise

Engineered hardwood is more dimensionally stable than solid wood, but it still contains real timber in the wear layer. In dry climates — Colorado, continental Europe in winter — boards can lose moisture rapidly. In coastal climates like the UK or the US Pacific Northwest, they absorb it. Either way, measure. Don’t guess.

One more thing: if the building is newly constructed or recently painted, give it extra time. Wet construction materials off-gas moisture for weeks, and your floor will absorb it.

From the factory floor: We ship our boards pre-conditioned to a controlled humidity range. But once a container arrives in Hamburg in January versus Miami in August, site conditions vary dramatically. Always treat acclimation as a measurement exercise, not a time exercise.

Glue Down vs. Floating vs. Nail / Staple — Which Is Right?

There’s no universally “best” method. The right choice depends on your subfloor type, room size, and product profile.

Glue Down gives the most stable result. The floor is bonded directly to the subfloor, which eliminates hollow sounds and movement. For underfloor heating, glue-down is almost always the right call — direct contact improves heat transfer and prevents boards from lifting as the system cycles. Use a moisture-resistant, flexible adhesive. Avoid water-based adhesives over concrete.

Engineered Hardwood Installation Method – Floating

Floating is faster and more forgiving. Boards lock together and rest on an underlayment without being fixed to the subfloor. Ideal for renovation projects going over existing tile or timber. The trade-off: in large rooms without proper expansion joints, floating floors can move, sound hollow underfoot, or develop peaks at joints. Keep runs under 8 metres in any direction, or use a T-bar transition.

Nail / Staple Down is traditional and solid, but requires a wood subfloor of at least 19mm (3/4″) thickness. Not applicable for concrete.

T&G vs. Click Lock — Which Profile Should You Choose?

Best Tongue Groove and Click Lock Engineered Hardwood Flooring

Both work well. The difference is application.

Tongue and Groove (T&G) requires adhesive or nailing to secure the joint. It gives a tighter, more permanent connection — the preferred choice for professional installers on large commercial or high-end residential projects.

Click Lock snaps together without adhesive. Faster to install, easier to replace individual boards, and more DIY-friendly. Most click systems use either an angled-drop or fold-down mechanism — both work, but fold-down tends to be more forgiving on slightly uneven subfloors.

When sourcing from a manufacturer, confirm which profiles are available for the board dimension you want. Wider planks (over 180mm) in click-lock need a robust locking geometry — a weak click profile on a wide board will work loose over time.


Expansion Gaps — The Detail Everyone Forgets Until It’s Too Late

Wood moves. It expands in humid seasons and contracts when it’s dry.

Leave a minimum 10–12mm (about 1/2″) gap at every wall, door frame, pipe, and fixed object. Cover it with skirting boards or beading — never fill it with caulk or grout.

In rooms longer than 8 metres, introduce a T-bar expansion joint mid-run.

Skipping expansion gaps is the number one cause of buckling floors. The floor isn’t defective — it simply had nowhere to go.


How to Clean and Maintain Engineered Hardwood Floors

Daily and Weekly Cleaning

The rules are simple. Most damage comes from ignoring them.

Daily:

  • Sweep or vacuum with a soft-bristle attachment
  • Remove grit and sand before they scratch the finish — this matters more than anything else

Weekly:

  • Damp mop with a well-wrung, near-dry mop
  • Use a pH-neutral cleaner designed specifically for wood floors
  • Wipe up spills immediately — don’t let liquid sit

Never:

  • Steam mops. The heat and moisture penetrate the finish and swell the wear layer
  • Wet mopping. Standing water destroys engineered floors over time
  • Wax-based cleaners. They build up, dull the finish, and make refinishing harder later
  • Vinegar or ammonia. Both degrade the finish coating

The finish type matters too. Oil-finished floors need periodic re-oiling with the manufacturer’s recommended product. Lacquered floors are more resistant but harder to repair locally when scratched.

Long-Term Care: Managing Humidity Year-Round

This is the part most people skip — and it’s what separates floors that last 30 years from floors that need replacing in 10.

Target indoor humidity: 40–55% RH year-round.

In winter — particularly in Northern Europe, Canada, and the US Northeast — central heating creates very dry indoor air. Below 35% RH, engineered floors will develop gaps between boards. Not a defect. A predictable response to dryness. A whole-home humidifier connected to your HVAC solves this.

In summer, humidity can spike above 65% in coastal or Southern US climates. Run air conditioning to keep RH below 60%.

Use felt pads under all furniture legs. Replace them annually — they compress and lose effectiveness.

Rugs in high-traffic areas protect the finish significantly. In kitchens and hallways, especially worthwhile.

Direct sunlight causes UV fading. Use curtains or UV-filtering window film in rooms with large south-facing windows.

Scratches and Surface Damage

Light surface scratches: Use a touch-up pen or wax crayon matched to your floor colour. Most manufacturers supply these.

Deeper scratches into the wear layer: For oil-finished floors, spot-sand with 120-grit and re-oil the board. For lacquered floors, a full board replacement is usually the cleaner option — blending lacquer repairs is difficult.

Prevention beats repair. Grit tracked in from outside is the main culprit. A good entrance mat reduces scratching dramatically.


Gaps Between Planks

Small seasonal gaps (under 1mm) are normal in winter and close again in summer. Leave them alone.

Larger permanent gaps usually mean one of three things:

  • The floor wasn’t acclimated properly before installation
  • Indoor humidity has dropped below 35% RH consistently
  • The expansion gap at the perimeter was too small, restricting natural movement

Address the humidity first. If gaps persist after bringing RH back to 45–50%, the boards may need to be re-laid.


Warping, Cupping, and Buckling

Cupping (edges higher than centre): moisture imbalance — usually too much moisture from below. Check subfloor moisture, fix any leaks, improve ventilation.

Crowning (centre higher than edges): the opposite — the surface got wet while the underside stayed dry. Often caused by wet mopping.

Buckling (boards lifting off the subfloor): severe moisture intrusion, or expansion gaps were too small. This usually requires professional assessment and partial or full reinstallation.

In all three cases, identify and fix the moisture source first. Replacing boards without solving the root cause means the problem comes back.


Squeaky and Noisy Floors

A floating floor that squeaks is almost always a subfloor flatness issue. The boards are flexing over a high spot. Injecting a flexible adhesive through a small drilled hole can sometimes fix it without lifting the floor.

For glue-down or nail-down installations, squeaks usually mean the adhesive has failed locally, or a fastener has worked loose. A flooring contractor can diagnose this without a full reinstall.


Installation Guidelines for Contractors and Trade Buyers

What to Build Into Your Supply Chain

If you’re importing or distributing engineered hardwood, your end customers’ installation outcomes reflect directly on your brand.

A few things worth building in from the start:

Include installation documentation with every shipment. Specify the approved installation methods for each product profile (T&G or click-lock), the required subfloor conditions, and the acclimation requirements for the climate zones you’re selling into. What’s standard in Germany is different from what’s needed in Dubai.

Match the product to the application. A 220mm wide-plank board in a click-lock profile needs a different subfloor specification than a 120mm T&G board going down with adhesive. Make sure your sales team understands this and communicates it clearly.

Warranty claims are almost always installation-related. Cupping, gapping, and delamination that show up within 12 months are rarely manufacturing defects. They’re moisture and prep failures. Clear installation guidelines protect you as much as they protect the end customer.


FAQ

Does engineered hardwood need underlayment?

For floating installations, yes — a 2–3mm foam or cork underlayment improves acoustics and provides a small amount of thermal insulation. For glue-down, no underlayment is needed and some adhesives specifically require direct board-to-subfloor contact.

Can engineered hardwood be installed over underfloor heating?

Yes, but check the manufacturer’s specifications. The surface temperature of the floor should not exceed 27°C (80°F). Glue-down is the preferred method for UFH. Allow the system to run for several days before installation and reduce it to minimum during acclimation.

How long does engineered hardwood last?

A quality engineered floor with a 3–6mm wear layer will last 25–40 years with proper care. Thicker wear layers can be sanded and refinished 2–3 times over their lifespan.

Can I install engineered hardwood in a bathroom?

Not recommended for full bathrooms. High humidity and the risk of standing water make it unsuitable. For a cloakroom or low-humidity en suite with good ventilation, a moisture-resistant finish and proper sealing of joints makes it workable — but it carries real risk.

What’s the difference between T&G and click-lock for installation?

T&G (tongue and groove) requires adhesive or mechanical fixing and is preferred for professional, permanent installations. Click-lock snaps together without adhesive — faster to install and better suited for floating applications and renovation projects where future access may be needed.

My floor is squeaking a few weeks after installation. What’s wrong?

Most likely a subfloor flatness issue or an expansion gap that’s too tight. Check whether the boards are moving vertically when you walk over them. If yes, the subfloor needs attention. If the squeak is lateral (boards rubbing side-to-side), the expansion gap may need to be opened up.

How often should I re-oil an oil-finished floor?

In a normal residential setting, once a year in high-traffic areas, every 2–3 years in low-traffic areas. Use the manufacturer’s recommended maintenance oil — don’t substitute with linseed or other household oils.
